Getting a rental ready between tenants: a turnover routine

Every day a unit sits empty costs money. A set routine from move-out to move-in shortens the gap and avoids disputes over the deposit.

Between one tenant and the next, owners juggle the deposit, repairs, cleaning, photos and showings. A set order of steps keeps the unit empty for days instead of weeks.

At move-out

  • Walk the unit with the move-in checklist and photos in hand.
  • Photograph every room, and note anything beyond normal wear.
  • Collect keys, remotes and the forwarding address.
  • Handle the deposit within the time and in the way the law requires.

Make ready

  • Repairs first, then paint, then deep cleaning.
  • Change the locks or rekey.
  • Test smoke alarms, appliances, plumbing, heating and air.
  • Check that every permit for work on the unit is closed.

Back on the market

Take new photos, update the listing and price, and screen applicants the same way every time, following fair housing rules.
