Research reports are informational. They are not title insurance, a survey or a legal opinion.
Four steps, in writing.
The same sequence every time, so you always know what happens next.
- 01Request
You name the property, entity or person record and the question to answer.
- 02Search
Public records searched at the county, state and court level as needed.
- 03Verify
Findings cross-checked and copies pulled from the source.
- 04Report
A plain-language report with copies, sources and what each finding means.
About records and research.
Is this a title search for insurance?
No. Our research reports are informational. Title insurance and title opinions come from licensed title agents or attorneys.
Which counties can you search?
Any county with accessible public records; most Florida counties have online records. We confirm before starting.
Can I get certified copies?
Yes, when the recording office offers them; agency fees are passed through at cost.
