What a vacant month really costs

An empty unit loses the rent and still costs the mortgage, insurance, utilities and lawn care. Often a slightly lower rent that fills the unit sooner earns more for the year.

Owners sometimes hold out for the top rent and leave a unit empty for weeks. The math usually favors filling it.

Count the full cost

  • The rent not collected.
  • Utilities, lawn and pool service the owner now pays.
  • Turnover costs: cleaning, paint, repairs, advertising.

Compare the options

A home that rents for $2,000 and sits empty one extra month loses $2,000. Lowering the rent $50 to fill it a month sooner costs $600 over a year. The lower rent comes out $1,400 ahead.

Shorten the gap

Start showing before the tenant leaves, with proper notice, and schedule the turnover work in advance.
