Move-in costs: telling a new tenant exactly what is due at signing

Tenants plan around the rent, then get surprised by the deposit, last month and fees. A clear move-in total, in writing, avoids delays at signing.

Before a lease is signed, give the new tenant one written total of everything due, and when.

Common move-in costs

  • First month's rent, prorated if the lease starts mid-month.
  • Security deposit.
  • Last month's rent, if the lease requires it as advance rent.
  • Pet deposit or fee, if any.
  • Any other fee the lease allows.

Prorating

For a lease starting mid-month, many owners charge the rent for the days left in that month, then the full rent on the 1st.

In Florida

Deposits and advance rent are covered by section 83.49 of the Florida Statutes, including how they are held and the written notice the tenant must receive.

Our move-in cost calculator works out the total, with proration.
