Escrow for property taxes and insurance

Whether the lender escrows or you pay yourself, setting aside a twelfth of the yearly taxes and insurance each month avoids a large bill in November.

In Florida, property tax bills go out in the fall. Taxes are due by March 31, with discounts for early payment: 4% in November, 3% in December, 2% in January and 1% in February.

If the lender escrows

The lender collects a monthly amount and pays the bills. Federal rules allow a cushion of up to one-sixth of the year's escrowed payments. After each yearly analysis, the payment can rise if taxes or insurance went up.

If you pay yourself

Add the yearly tax and insurance, divide by 12, and move that amount to a separate account each month.

Our escrow calculator works out the monthly amount and any shortage.
