Smoke and CO detector records for rentals

Working detectors protect tenants and the property. A simple record of each unit's detectors, batteries and tests shows they were maintained.

Smoke detectors should be tested regularly and replaced on the manufacturer's schedule, often about every 10 years. Carbon monoxide detectors matter where there are gas appliances or attached garages.

For each detector

  • Property, unit and location.
  • Type: smoke, CO or combination.
  • Install date.
  • Last test and battery change.

At every turnover

Test every detector before a new tenant moves in, and note it on the move-in report.

Our detector log flags tests due and detectors near replacement.
